Mortgage Rates Fall to Their Lowest Level Since Early October
Mortgage rates declined for a second consecutive week in late October, offering homebuyers some relief after rising earlier this fall. While borrowing costs remain higher than they were a year ago, the recent improvement may create new opportunities for buyers and homeowners considering their financing options. According to Freddie Mac, the average rate on a 30-year fixed-rate mortgage fell to 7.24% for the week ending October 29, 2026, down from 7.32% the previous week. During the same period last year, the average rate was 6.17%. Even a small rate reduction can affect monthly payments and purchasing power. However, understanding what drives mortgage rates and how different loan options work is essential before making a decision.
Why Are Mortgage Rates Declining?
Mortgage rates respond to economic conditions, including inflation, employment trends, and investor expectations. Recent stock market volatility has encouraged some investors to seek safer investments, such as U.S. Treasury bonds.
Mortgage rates are closely connected to the yield on the 10-year Treasury note. When demand for these bonds increases, their yields may fall, sometimes contributing to lower mortgage rates.
However, rates can change quickly as new economic reports influence market expectations. The recent decline does not guarantee that borrowing costs will continue to decrease.
How Lower Rates Affect Homebuyers
When mortgage rates fall, borrowers may benefit from lower monthly principal and interest payments. For example, financing $350,000 with a 30-year fixed-rate mortgage at 7.24% results in a slightly lower monthly payment than borrowing the same amount at 7.32%.
Although the difference between these rates is relatively small, larger rate changes or loan amounts can create more significant savings. Lower rates may also help some buyers qualify for financing by reducing their monthly payment obligations.
Still, affordability involves more than the interest rate. Property taxes, homeowners insurance, mortgage insurance, and other expenses should all factor into your budget.
Getting preapproved can help you understand how much you may qualify to borrow and establish a realistic price range before beginning your home search.
Mortgage Applications Are Increasing
The Mortgage Bankers Association reported that total mortgage applications increased 3.4% for the week ending October 23, 2026.
Purchase applications rose 4% from the previous week, while refinance applications increased 3%. Despite these gains, purchase applications remained 18% below the same period last year, and refinance applications were down 61%.
These figures suggest that slightly lower rates are encouraging some borrowers to reconsider their options, although many remain cautious about affordability and future market conditions.
Are Adjustable-Rate Mortgages Worth Considering?
Adjustable-rate mortgages (ARMs) are attracting more attention from borrowers seeking lower initial payments.
Unlike a fixed-rate mortgage, an ARM typically offers an introductory period with a set interest rate. After that period, the rate can change according to the loan's terms and market conditions.
The Mortgage Bankers Association reported that ARMs accounted for 11.3% of mortgage applications, their highest share in more than a year. In its survey, the average rate for a 5/1 ARM was 6.41%, compared with 7.37% for a 30-year fixed-rate mortgage.
Although an ARM may offer a lower initial rate, future payments could increase when adjustments begin. Before choosing one, consider how long you plan to stay in the home, whether you could afford a higher payment, and how the loan compares with fixed-rate alternatives.
The lowest starting rate is not necessarily the best long-term option. Your financial goals and tolerance for payment changes should guide the decision.
What Could Happen to Mortgage Rates Next?
The Federal Reserve held its benchmark interest rate steady at its October meeting. However, mortgage rates do not move directly in line with the Fed's decisions. They are also influenced by expectations about inflation, economic growth, and future monetary policy.
Upcoming inflation and employment reports could affect market expectations and put upward or downward pressure on mortgage rates. Because these movements are difficult to predict, buyers should be cautious about delaying a purchase based solely on the hope that rates will fall further.
Should You Buy or Refinance Now?
A lower mortgage rate can be an opportunity to review your options, but the right decision depends on your circumstances.
If you are buying a home, consider your complete monthly housing costs, available savings, and long-term plans. If you are thinking about refinancing, compare the potential savings with closing costs to determine how long it would take to recover those expenses.
