Mortgage Rates Rise, but Home Affordability Shows Signs of Improvement
Mortgage rates moved higher at the end of July, but rising rates are only one part of today's housing market. More available homes, steady income growth, and modest improvements in affordability are giving prospective buyers additional factors to consider. The average 30-year fixed mortgage rate reached 6.66% for the week ending July 30, according to Freddie Mac. While higher than the previous week, it remained slightly below the average rate recorded during the same period last year.
Why Are Mortgage Rates Rising?
Mortgage rates are influenced by factors including inflation, Treasury yields, economic conditions, and investor confidence. Recent geopolitical uncertainty and higher oil prices have contributed to renewed inflation concerns, putting upward pressure on longer-term borrowing costs.

Recent data showed a modest improvement in national homebuyer affordability. The median monthly mortgage payment for purchase applicants declined slightly in June compared with May, even as rates increased.
Steady income growth has also helped offset some of the pressure from higher monthly payments.
More Inventory Gives Buyers More Options
Another positive development is the increased supply of homes available for sale in many markets.
More inventory can give buyers greater flexibility to compare properties, negotiate terms, and find a home that better matches their budget. It can also reduce some of the urgency that comes with highly competitive markets.
